Fitzgerald Appraisals provides the following real estate appraisal services for the Southeastern Massachusetts region:
Appraisals
- Mortgages: Our on-time, accurate appraisals help both sellers and buyers, so that banks and other lenders can expedite the mortgage application and approval process and ensure a timely closing.
- Estates & Taxation: For estate tax purposes or disposition of the assets of a decedent, a "date of death" valuation or other retroactive date is often required. For appeals of real estate tax, we provide a valuation for consideration by the Appellate Tax Board. We know how to provide an accurate appraisal that goes back in time and meets the needs of attorneys, accountants, executors, and all other involved in the probate or taxation process.
- Divorce: These appraisals require a well-supported, professional analysis that is defensible in court. We understand how to perform a retroactive appraisal with an effective date and Fair Market Value opinion that matches the date of divorce, and that can be relied upon by accountants, attorneys and all others involved in the process.
- Bankruptcy: In these types of appraisals, there are different types of value at different stages in the bankruptcy process, all of which must be understood by the professional. We have the expertise and experience to help you with this process.
- Foreclosure: These involve many stages of activity, each involving different objectives to be met by the mortgage holder; an appraiser must understand the impact of the valuation on each of the many players in the foreclosure process.
- FHA/HUD: The Federal Housing Administration is part of HUD, a federal agency. The FHA insures private loans that are issued for new and existing housing, and loans that are approved for home repairs. Many appraisers do not understand the complexities of this type of appraisal; we do, and we are both trained and licensed to do these types of appraisals.

Testimony
- Qualified Expert Witness: Not only will we defend our appraisals in court, but we can also communicate effectively with the courts on appraisal process. We can provide expert testimony before the following Massachusetts courts and boards:
- Superior Court, Plymouth County
- Probate Court, Barnstable, Norfolk and Plymouth Counties
- Appellate Tax Board, for hearings on tax rebates
